  • Increased Pending Sales: December brought a year-over-year increase in home buyer activity, with the number of listings pending sale up 13% from December 2022 (RE/Colorado Market Watch)

  • Stabilizing Prices: The median closed price of homes in December came in at $550,000, a 3% decrease from the previous month and 1% down from the previous year.

  • Inventory Dynamics: Sellers brought just over 1700 listings to the market in December 2023, the lowest amount of new inventory since last December.
